NOTICE OF SALE UNDER POWER OF SECURITY DEED STATE OF GEORGIA COUNTY OF LIBERTY Under and by virtue of the Power of Sale contained in the Deed to Secure Debt from KEYLIAN VICTORIA SOTO RIVERA, to ROBERT K. BELL, JR. INVESTMENTS, INC.., dated June 11, 2025, and being recorded in Deed Book 2414, pages 825-833, Liberty County, Georgia Records, given to secure one Note in the original amount of $216,000, the undersigned will sell, at public outcry, to the highest bidder for cash before the door of the Courthouse of Liberty County, Georgia, during the legal hours of sale on the first Tuesday in FEBRUARY 2026, the following described property to-wit: All that certain lot, tract or parcel of land situate, lying and being in the City of Hinesville, in the 17th G. M. District of Liberty County, Georgia, the same being known and designated as Lot #4, Block "A" of Forrest View Subdivision, and is more particularly described as follows: commencing at the point where the Easterly right of way of Fraser Street intersects the Southerly right of way of Forrest Street in said city and running thence from said point of intersection South 52 degrees 49 minutes East a distance of 320 feet to the point of beginning; running thence South 52 degrees 49 minutes East a distance of 110 feet to a point; running thence North 52 degrees 49 minutes West a distance of 110 feet to a point; and running thence North 37 degrees 11 minutes East a distance of 150 feet to the point of beginning. Said lot of land fronts a distance of 110 feet on the Southerly right of way of Forrest Street, in said city and is bounded as follows: Northerly by said Forrest Street; Easterly by Lot No. 5, Block "A" of said subdivision; Southerly by a 12 foot lane and Westerly by Lot No. 3, Block "A" of said subdivision. For a more complete description of said land as to forma, shape, metes, bounds and distances, reference is hereby made to that certain plat of survey made and prepared by Lamar O. Reddick, Georgia Registered Surveyor No. 1387, dated June 24, 1970, and recorded in the Office of the Clerk of Superior Court of Liberty County, Georgia, Plat Book No. 4, Page 41. This is the same property as conveyed by Warranty Deed from Robert L. Wilkes to John Kohari, dated August 19, 1970, and recorded in Deed Book 117, Pages 481-482, in the Office of the Clerk of Superior Court of Liberty County, Georgia. John Kohari died on January 13, 1979, intestate. The said John Kohari died leaving a wife, Ida Mae Kohari and three children, namely Russell Ditlow, John A. Kohari and Janice K. Horne. The said children of John Kohari conveyed their interest in said property to Ida Mae Kohari by Quitclaim Deeds dated May 3, 1994, recorded in Deed Book 650, Pages 411-412, Deed Book 650, Pages 413-414, and Deed Book 650, Pages 415-416, Liberty County Records. Ida Mae Kohari died intestate in 2013. See Affidavit of Descent and Distribution dated January 24, 2024, recorded in Deed Book 2344, Pages 579-582, Liberty County Records. Said property was conveyed to Robert K. Bell, Jr. Investments, Inc. by Quitclaim Deeds from John A. "Andy" Kohari, Janice K. Horne and Connie Ditlow, sole heir of Russell Ditlow, dated January 24, 2024, recorded in Deed Book 2327, Pages 955-956, Deed Book 2357, Pages 957-958, and Deed Book 2344, Pages 531-532, Liberty County Records. Said tract of land is known as 507 Forest Street, Hinesville, Georgia 31313 and further known as Map/Parcel 056D 087 in the Tax Assessor's Office of Liberty County, Georgia. The indebtedness secured by said Deed to Secure Debt has been and is hereby declared due and payable in full by reason of default under the provisions of said Deed to Secure Debt and the terms of the Note secured thereby, and sale will be made for the purpose of applying the proceeds thereof to the payment of the indebtedness and interest thereon, attorney's fees and expenses of sale, and the balance, if any, shall be applied as provided by law. To the best knowledge and belief of the Lender, said property will be sold as the property of KEYLIAN VICTORIA SOTO RIVERA, and is being sold subject to any and all liens superior to this lien, outstanding ad valorem taxes, and easements, restrictions against the property, if any.
